Brief Synopsis: A crash course on learning just enough about the world of Vertical Transportation to be dangerous.
Learning Objectives: (unless noted in synopsis) 1. Methods for quickly and easily tracking your elevator performance. How to use this data, when required, to get what you want from your service provider. 2. When and how to trade off service for pricing when negotiating a contract, and how to lower the risk when doing so. 3. How to manage safety testing if your service company isn’t doing it for you. 4. What to look for when bidding out large repairs or modernization work, and pitfalls to avoid when doing so. Best practices for negotiating price vs. scope of work.

Lee Chain, Northwest Territory Manager for HKA Elevator Consulting, Inc. HKA Elevator Consulting, Inc., is based out of Laguna Hills, California with offices in Las Vegas, Minneapolis, Los Angeles and Seattle and projects around the world. We are a full service vertical transportation consulting firm and offer everything from schematic design for new buildings, to complete modernization services for existing buildings and everything in between. I began my career with Amtech Reliable Elevator in Whittier, California 30 years ago and was recruited by Schindler Elevator Corporation for the Seattle area in 2002. In 2013 I joined HKA Elevator Consulting Inc. and opened our Seattle branch. I have managed several large elevator modernization projects for medical facilities in the area, including Virginia Mason Medical Center (main hospital, and Lindeman Pavilion), and St. Joseph’s in Tacoma. Current medical office projects include The Inn at VMMC, First Hill Medical Center and Northway Square East (a medical building in the Northgate area).
